A Property Condition Assessment is used to visually identify a subject property’s physical deficiencies and projected maintenance over time.

Vieau Associates follows the guidance of ASTM Standard E2018 in conducting Property Condition Assessments (PCAs).  Often combined with Phase I Environmental Site Assessments, our PCA services satisfy the special due diligence requirements of many lending institutions and real estate investors.

The PCA report provides our assessment of the present condition of a building’s observable components and systems in order to address areas of concern, determine opinions of probable costs to remedy identified physical deficiencies, as well as ascertain reserve capital expenditures over an extended term. Our reports can be critical in helping prioritize and facilitate the management and maintenance of a property or in connection with transnational negotiations.
