Environmental Engineering for Real Estate

Environmental Due Diligence

Due diligence services help the user identify impairment and manage risk.

Vieau Associates is an undisputed authority on environmental site assessments for commercial real estate. Services include:

  • Phase I Environmental Site Assessments, conforming to the ASTM Standard and EPA's all appropriate inquiry requirements, and incorporating the customized requirements of the client or lending institution.

  • Phase II investigations to confirm or refute suspect conditions, such as soil, vapor and groundwater impacts from industrial releases, underground storage tanks, or old dumps.

  • Report updates, regulatory file reviews and third-party reviews on prior reports by others.

  • Asbestos, and lead paint, building surveys, mold or indoor air quality assessments, and property condition assessments.

The amendments to Superfund liability and support to state response programs in the 2002 Brownfields Law, raise the bar for conformance of environmental site assessments to recognized standards, and voluntary response actions to regulatory protocol. The ability to advocate a user's interest within the scope of the ASTM and EPA standards for all appropriate inquiry, and navigate through the state voluntary response program, has never been more important for real estate transactions dealing with contamination issues. This is the focus of our consulting practice.

As a national instructor for over a decade, Vieau Associates' President, David Vieau, advises users and trains other environmental professionals across the U.S. and internationally on the Standards for environmental site assessments. Few in the profession are afforded such comprehensive exposure to the range of "good commercial and customary practice" in environmental due diligence.
